Price Bracketing : We price your home in $50k or $100k Price Intervals in order to expose your home to multiple price brackets, thus increasing discovery by at least 2x.​

​Mega Open House : We provide 1 Mega Open House per listing on the first weekend following the listing date. For this Open House, we call/mail all neighbors, agents that have done business in your neighborhood, coworkers, buyers from social media, unrepresented buyers from Zillow & agents representing qualified buyers. We do this in order to create as much urgency as possible for your home.

No Showings Until Open House : Once your listing goes live on the market, we do not allow showings until the Mega Open House, again to create urgency.

Reverse Prospecting : We are able to source Agents through the MLS that have Saved Searches for their buyers that match the criteria for your home. From there, we personally call them and market your home directly to the Agents.

Feedback : After every showing, we follow up with the Agent to see what the Buyer liked/disliked about your home. We then relay that feedback directly back to you so we can better understand how the market is responding/reacting to your listing.

Communication : We subscribe you to ShowingTime notifications. You will receive SMS notifications for every showing that is requested, providing you the opportunity to Approve/Decline the Showing Request.

Competition Analysis : We subscribe you to a neighborhood MLS search so we can all keep an eye on our competition and make sure we are the most attractive home in your neighborhood.

Market Performance : We subscribe you to Realtor.com Market Reports which are released every Monday evening. Here you are able to see how many views/saves your listing has, allowing us to make sure you are getting enough attention from the market.

Professional Photography : We bring out our Professional Photographer to take high-end photos of your listing before we hit the market.

Listing Approval : Once your listing is all drafted up, we send it to you for Approval before we actually make it go live. This gives you the opportunity to request changes to the description or listing information prior to it going live.
